Before I go any further, I must give credit, appreciation and public acknowledgement where credit is due. Simeun Radojevic is the owner of ASA Construction, based in San Gabriel. Current remodel project on a home in San Gabriel I was delegated to by the owner. A true joy to work with such great people !


This is the refrigerator area. Most remodels make the mistake of confining this area too low in height, or narrow. Some refrigerators come in 66" high, some in 69 1/2" high. We had the cabinet area be 72" high, as to not create any issues. Also, most refrigerators are 30' - 32' wide, we had this area 39" wide, so a step stool / brooms / mops etc. can be stored on the side. 

Kitchen flooring. I requested that we lay the tile in a diamond format. Do you prefer straight block, or this diamond format ?  

The kitchen sink area. WOW !!!   What a difference this made.

The shower area was a total remodel as well. We rose the shower head pipe 6" above it original height. The higher water flow makes for much more comfort .... do you agree ??

Windows. Do you see the metal weights that are actually in the wall of the old windows ?? When you see " rope " in the old windows, this is what you don't see ..... it helps lift the windows up. How " old school ' can you get !

Are you aware that " window air conditioners " are no longer legal ? Wall mounted are conditioners must be " framed " into a wall, and not retrofitted into a window opening. There was a double window in this area, with a air conditioner inserted. So many windows in the living room made the area functionaly obsolete, because there was no solid wall for audio / video placement. Drywalling this area ( by removing the double windows ) and framing in a 18,000 BTU energy efficient air conditioner was a welcomed improvement.

Termite work. A true meaning of " inspect " what you " expect ", PRIOR to paying the bill ! My remodel project did not have fascia boards and some minor water damage ( dry rot ). I decided to give my Termite company the work versus the contractor because the price was going to be the same and the contractor had other  specialized improvements to make. The wood was not flush / adjoining was not 45 degree cut and metal taped from behind / putty was inconsistent and sloppy Here are some of the before pictures prior to me posting the corrected pictures: 

Here are pictures of the replacement work .completed after I contacted the termite company and required correction. The contractor performing the rehab project ( Simeun Radojevic of ASA Construction ) provided direction to them as per wood size and workmanship.
